Devaun Park rarely issues fines. I am not aware of any discussion of the impact of this legislation.

Solar panels can be installed on the roof only, not on the ground. We encourage residents to install them on the side or rear portions of the roof but also allow installation on the front portion if this is the best option for sun. All requests go through the ACC.

St. James raised the annual assessment 15%.

Winding River relies on Shape Masters to maintain our two courts as needed. They are located in Southport, and their number should be 910.278.1434.

Winding River does not heat or cool its pools.

We use A+ Pro, Sheila Smeltzer and her team continue to do a great job and are very responsive.

St. James is $650 semi-annually in 2026. Dues cover common area landscaping and pond maintenance, security services, administration, roads (72 miles) and bridge maintenance, 2 parks (1 on the ICW with a pier and kayak launch), 2 dog parks and a beach club facility on OKI, and the reserve fund.

Meadowlands at this time does not have a gate. We are looking into possibly adding another one due to all the cut through traffic we are experiencing with developments growing in the area.
